Home renovation and finishing in Riyadh

Renovating an old home or finishing an apartment? Here are rough prices per square metre by level, what to put in the contract, and mistakes to protect yourself from.

How much do finishing and renovation cost in Riyadh?

Rough prices per square metre, including materials and labour. The price varies a lot with the finishing level, materials and the state of the home.

ServiceRough price
Economy finishing (per m²)SAR 500 – 800
Mid-range finishing (per m²)SAR 900 – 1,400
High-end finishing (per m²)SAR 1,600 – 2,500
Whole-home renovation (real Riyadh jobs)SAR 12,000 – 23,000 and up

💡 Renovation cost depends more on the state of the home than its size. Ask several contractors to visit and write a detailed bill of quantities.

🧾 Compare quotes line by line (electrics, plumbing, tiles, paint, gypsum), not just the total. A cheap quote sometimes leaves things out.

Common renovation mistakes

A contract without details

"Full finishing" without naming materials and brands invites disputes. Every item should be written down.

Paying a lot up front

Better to pay in stages as work is completed, not most of the money on day one.

Covering wiring before checking

Check the electrics and plumbing before walls are closed with tiles or gypsum. Fixing it later costs a lot.

Skipping waterproofing

Bathrooms, kitchens and the roof need proper waterproofing before tiling.

No handover date

Without a written deadline, work can drag on for months. Write the timeline, and a late penalty if you can.

Changing your mind mid-way

Every change after work starts adds cost and time. Finish the design and choices before starting.

Before you sign with any renovation contractor

  1. A written bill of quantities

Every item with quantity, price, material and brand, not just a total.

  2. Pay by progress

Split payment into stages, with the last payment after handover and inspection.

  3. Registration

Make sure the contractor has a commercial registration, and ask for a copy.

  4. Timeline and guarantee

A written timeline, and a guarantee on the work (e.g. a year on leaks and cracks).

  5. Who buys materials?

The contractor or you? If the contractor, name the brand and grade for each material.

  6. See past work

Visit a project they finished, and speak to the owner if you can.

Plan first

Decide exactly what you want in each room before you call any contractor.

Keep a reserve

Keep 10–15% extra in the budget for surprises, especially in older homes.

Visit the site often

Check the work regularly and photograph each stage, especially before wiring is covered.

Keep everything in writing

Any change or new agreement: write it on WhatsApp with the price.

Common questions

How long does renovating an apartment take?

Depends on the work. A light refresh (paint and tiles) can take weeks; a full renovation with new wiring and plumbing can take two months or more.

Renovate or demolish and rebuild?

If the structure is sound, renovating is usually much cheaper. If there are problems with the foundations or concrete, ask an engineer before deciding.

Does Laqeeni take commission?

No. Laqeeni is a directory that connects you with the contractor directly. You agree and pay between you.
